The Lake Effect If it doesn’t feel like a vacation unless there’s big water nearby you may find your family’s ideal escape in Lake Tahoe. It's hard to imagine another U.S. resort that can evoke memories of Geneva or Como thanks to the mountain and lake setting. David Gemme, Broker Associate with Oliver Luxury Real Estate shares the highlights: a true mountain town with four seasons, no need to lock your doors, and the area is economically diverse enough to support itself without a big snow season. And although eight figure price tags are not unheard of along the 73-mile shoreline (a grandfathered-in pier can add $1 million), neighboring Truckee has a bustling historic Main Street district and several new luxury communities on the way as part of the area’s 10-year development plan. Among these is Martis Camp, a 640 home privately gated golf resort community. Barrons recently ranked Martis Camp the top spot for a Tahoe vacation home, and it's ideal for those in love with the Lake Tahoe mountain-and-lake lifestyle who prefer to start their day with 18 holes. According to Mr. Gemme, the market is well-balanced, including Martis Camp. While development restrictions keep up the price per square foot (especially along the shore), surrounding resort areas help accommodate the growing population. In addition, these new developments bring in more investment to the area and more activities for the whole family. There is always something to do for all ages and interests, from mountain and lake pursuits, to yoga and shopping, to free movies and concerts on Commons Beach. And the Instagram/Snapchat set will be hard pressed to find a more envyinducing background, no matter where they are around Lake Tahoe. It should be pointed out that the Lake is divided by the California- Nevada border. It’s probably no surprise, especially to the many former and part-time Californians reading this in Arizona, that there are tax implications to consider before choosing sides. It’s not quite so crystal as Lake Tahoe water (the Everglades come to mind), and you’d be wise to consult with your tax whiz on how each state’s laws could impact you; there are pros and cons to each.
