SPECIAL REPORT 2012 2013 2014 the seasonal drop in listings between August and September, there was a modest year-over-year increase of 2 percent in active listings with 2,263 homes offered for sale as of September 1. Sales Luxury home sales remained relatively strong in August with 269 transactions closed through ARMLS, 13 percent more than in August 2014. Though well below July’s total, this positive figure shows a high amount of sales in what is meant to be one of the quietest months for luxury real estate in Arizona. In fact, it is the highest number of closed listings we’ve seen in August since 2006. Demand for mid-range luxury homes between $800 and $2 million were the strongest, while sales on the higher and lower ends of the luxury market saw year-over-year decreases. Homes Under Contract Officially marking the end of summer, the number of homes under contract rose from 385 as of August 1 to 425 on September 1. This predicts a hefty increase in future sales and also shows a 39 percent climb from September 2014 numbers. Homes between $800 and $1 million showed the largest year-over-year increase, rising from 42 to 78 listings under contract. Pricing Luxury home sales prices continue on an upward trend, though momentum has been weaker in the past year.
