$508 $461 $251 SellingLUXURYARIzONA Pricing Sales prices have been more volatile in recent months following a steady in-crease of 23 percent from the lows in 2011 and 2012. September saw the larg-est monthly drop in the 12 month moving average since 2011, followed by another decline in October. November brought this downward slide to a halt, remain-ing at $265 per square foot, the same as the previous month. The dramatic shift away from multi-million dollar homes has helped fuel the turbulence what was a steady upward trend over the past three years. Lower-end luxury homes were still selling well toward the end of 2015, but the lower price point has begun to bring the long-term and short-term averages down. At the close of 2015, uncertainty in the global markets along with the introduc-tion of new Disclosure policies had some influence on the performance of the luxury real estate market; however, we ended in a slightly better place than we did in 2014 as far as sales and under con-tract listings. Luxury housing prices have been underwhelming due to a greater amount of activity in the lower end of the luxury market, but we are hopeful that the number of high-dollar homes under contract will translate to sales as we get further into 2016.
