Lenders and Realtors have also had to adjust to the new policies, slowing the process further. Recent sales and under contract figures show the slight impact this has had on the market, though the effects have not been as drastic as many had feared leading up to the change. Demand November sales figures continued on a positive year-over-year trend with 212 closed transactions, 11 percent more than in November 2014. While this up-ward movement was at least consistent with 2015’s theme of slow and steady im-provements, it was largely concentrated in the $500,000-800,000 segment. Under contract listings were up 15 percent year-over-year with a total of 391 homes in escrow as of December 1, 2015. When it comes to the higher end, future sales look hopeful. On December 1, 2015, the number of homes under contract in the ranges above $2 million rose to 39 from the previous year’s 32, an increase of 18 percent. Supply The supply of active listings over $500,000 rose during November, which is typi-cal for the time of year. On December 1, 2015, there was an inventory of 2,944 properties for sale, an increase of 8 per-cent year-over-year. Over the month of November, the rise in active inventory was more concentrated in the $2 million to $3 million price range, which was up 12 percent from November 1 to Decem-ber 1. On the other hand, the supply of homes between $600,000 and $800,000 fell by 3 percent. This is clearly reflective of the larger amount of sales in the lower price ranges compared to the higher end.
