GOLDEN ROAD, INC.: ‘UNCONVENTIONAL
APPROACH’ HELPS SELLERS SUCCEED
For the last four years an El Cerrito
homeowner had been spending most of her
time at her primary home in the State of
Washington, making the trip down to the Bay
periodically for health care appointments. She
wanted to sell her El Cerrito home to move
full time to Washington but knew her home
was in too rough of shape to be bought with
conventional financing.
“The homeowner had very limited options,”
said Sue Rodgerson, Vice President, Golden
Road, Inc. “A mutual friend reached out to us
knowing we could help her achieve the move
she had been wanting to make.”
Golden Road often works with sellers in
challenging circumstances. Many of them
are on a tight timeline, whether due to a
job transfer, declining health or financial
difficulties. Some may be embarrassed about
the state of their home and would prefer not
to have several realtors and prospective buyers
marching through.
Other sellers reach out to Golden Road
simply because they want a faster, easier
alternative to the traditional home selling
process.
Before the sale is finalized, the Golden Road
team visits and assesses each property to
determine needed updates and repairs. Many
times the homes they buy need to be updated
by modernizing the kitchens and bathrooms
or taking out walls to provide the open flow
that today’s buyers want. Other times, the
home needs extensive repairs from the roof to
the foundation, which might include exterior
painting, driveway and sidewalk repairs,
landscaping updates and tree limb or other
debris removal.
The final estimate is factored into
the offer, which is then presented
to the client and, if accepted,
followed by a fast or extended
closing, depending on the seller’s
needs. This unconventional
approach to home buying
and selling has been a big hit
with both buyers and sellers,
prompting Warren Rodgerson,
Golden Road, Inc. President
and licensed real estate agent, to
expand the team. He didn’t have
to look too far, bringing his two
godsons onto the team.
Golden Road welcomed Drake
Zinns in June. Although he
was new to the industry (he
previously studied Economics
& Accounting at UC Santa
Barbara), Zinns hit the
ground running, excited by an
opportunity to work in a field
that he admired from afar.
“Real estate has always been a
passion of mine, and it’s been
a great learning experience
and a fun atmosphere,” he said.
“It’s a small company, so we all
wear different hats. I’ve had an
opportunity to learn so much
about the business, and with so much always
happening, it’s an exciting place to work. I
feel so lucky to be in a family business as
well, working with my godparents and soon
my younger brother after he graduates from
college in May.”
The company also prides itself on an
unwavering commitment to each seller,
working with them to understand and
overcome their specific challenges. Sometimes,
the Golden Road team might help a seller
through a difficult situation like a foreclosure.
Or, they may work with someone who
simply wants to avoid the traditional real
estate transaction model in favor of a faster,
easier sale. Because Golden Road purchases
homes in any condition for cash, there are
no commissions to pay, no appraisals, no
waiting for buyer financing and no repairs or
renovation. The process typically moves much
more quickly too, rather than burdening sellers
with unnecessarily complex transactions.
No matter the scenario, the Golden Road
team takes time to understand each seller’s

situation, then guides them through the
remaining timeline to ensure they’re pleased
with the outcome. Sometimes that includes
keeping the seller updated throughout the
construction process.
“We want everyone to feel happy about the
decision they’ve made,” Warren Rodgerson
said. “We were with her (the El Cerrito
homeowner) every step of the way. She, along
with many of her neighbors, was so happy to
see her house restored to its original glory.”
