Sales The luxury market has shown vast im-provements from its stagnant 2014 numbers with consistent year-over-year increases in luxury home sales through-out the second quarter of 2015. Sales were up 16 percent in March, 7 percent in April and 19 percent in May. These numbers remained strong through June with 371 closed transactions through ARMLS, 8 percent up from June 2014. We saw a particularly surprising in-crease in home sales over $3,000,000 - 16 sales in June 2015 compared to 10 in June 2014 and the highest number of sales recorded in June for this seg-ment. Home sales between $2 million and $3 million reached their second highest total in June with 26 closed list-ings - the highest being 28, recorded in June 2007. Homes Under Contract When it comes to luxury homes under contract, which can predict future sales, we entered July in a much healthier state than last year. As of July 1, 2015, there were 485 listings under contract, which is 21 percent higher than the number of under contract listings seen on July 1, 2014. Given the high number of closed transactions seen throughout June, we can expect a far better summer this year than last year in terms of sales, as well as continued improvements in the fall. Nor-mal sales comprised 94 percent of luxury homes in escrow as of July 1, a slight im-provement from the 92 percent we saw twelve months ago.
