In addition, buyers seem to lack a sense of urgency, which is common when inventory levels rise. Pricing Due to relatively low volumes and a wide range of price points, the North-east Valley luxury market can display a lot of volatility if measured on a monthly basis. We therefore prefer to measure over a longer period in order to identify trends more accurately. Over the four years since the market low of $219 in early 2012 we have seen the 12 month average move upwards to around $265 per sq. ft. which is an increase of 21%. However September 2015 saw the larg-est monthly drop since 2011 and was fol-lowed by another decline in October. We have recovered slightly since then but the 12 month average pricing is now slightly lower than it was a year ago in March 2015. The six month moving av-erage is unchanged from last month at $265, while the 3 month average moved edged back from $279 to $278. Although demand is stronger than last year, the ex-cess of supply is preventing prices from moving up and causing them to fall in certain areas.
